ARLINGTON — June 1, 2026 — Arlington Redevelopment Board unanimously approves Beacon Bank sign rebrand and continues a 12,000-square-foot industrial expansion hearing. The board voted 5-0 Monday to grant a special permit allowing 856 Massachusetts Avenue to replace Brookline Bank signage with Beacon Bank branding, finding that the pre-existing nonconforming pylon sign — authorized by a 2011 ZBA permit — is "not substantially more detrimental to the neighborhood." A separate 5-0 vote continued the hearing for a proposed expansion at 26 Dudley Street, where Santini Realty Trust seeks to nearly double a three-story commercial and industrial building to roughly 12,000 square feet. Board members demanded a solar shading study, photometric spill data for residential neighbors, a visual impact rendering from adjacent Wellington Park, and a revised parking geometry analysis before the project can advance. Member Vincent Baudouin flagged a bylaw provision that could reduce the required parking count from 18 spaces to 12, potentially resolving the shortfall the applicant faces with 13 on-site spaces proposed.
