Arlington ZBA Closes Hearings on Orchard Terrace Porch and Heath Road Driveway Cases

ARLINGTON — June 23, 2026 — Arlington ZBA closes hearings on two special permit cases, final votes set for July 14. The Arlington Zoning Board of Appeals voted 5-0 twice Tuesday to close public hearings on a porch reconstruction at 14 Orchard Terrace and a second driveway at 25-27 Heath Road, with final decisions expected at the board's July 14 meeting. Chair Christian Klein recused himself from the Orchard Terrace case — where homeowners Joseph and Patricia Crane, represented by contractor Stephen Stack, seek to replace a structurally unsafe two-by-four-framed deck with a new enclosed upper porch extending 18 inches closer to the street — leaving Vice Chair Patrick Hanlon to conduct that hearing and walk through findings under Sections 3.3.3 and 8.1.3(d) of the zoning bylaw. The Heath Road application, from owner Mario Berlingeri, asks for a second curb cut on the dead-end street side of a corner lot; Klein noted the second-driveway bylaw was substantially revised at 2026 Town Meeting and walked through all six criteria under the new Section 6.1.0(A)(2), concluding the application met each one, with a condition added requiring the applicant to consult the town tree warden about arborvitae along the street line.
