Arlington Home Prices Range Widely as July Sales Top $4 Million

ARLINGTON -- Fifteen residential deeds were recorded in Arlington between July 3 and Aug. 1, with disclosed sale prices ranging from $676,200 to $4,050,000. A Mystic Street property was the period's top sale by a wide margin, closing at more than double the price of the next-highest transaction.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 15 Arlington property transfers during the period. Of those, nine listed a sale price, ranging from $676,200 to $4,050,000, with a median of $1,460,000. The remaining six transfers did not disclose a consideration amount, which is common for transfers into or out of family trusts. Fifteen recorded deeds represents a moderate pace of activity for the four-week window; no comparable prior-period data was provided for this report, so no trend comparison can be made.

TOP SALES

The highest-priced sale was 331 Mystic St., which sold for $4,050,000. The sellers were E. Rodric Bowen and Barbara M. Bowen, as trustees; the buyers were David Bamforth, as trustee, and IDWT Nominee Trust. It sold July 8.

11 Rockland Ave. sold for $2,000,000 on July 9. The sellers were Philip J. Deloria and Margaret E. Deloria; the buyers were Erico Rosa and Sandra Santos.

10 Hillsdale Rd. sold for $1,855,000 on July 9. The Nadas Family Trust, with Stephen J. Nadas as trustee, sold the property to Susan Bokor Nadas, as trustee.

27 Park Cir. sold for $1,475,000 on July 9. The sellers were Robert J. Jefferson and Gwen E. Jefferson; the buyers were Douglas Robl and Laura Needham.

38 Hibbert St. sold for $1,460,000 on July 8. The sellers were Mathieu Bordry and Elodie Bordry; the buyers were Justin Watkins and Anne Watkins.

NEIGHBORHOOD BREAKDOWN

No two sales in the dataset shared the same street name, so activity is broken down by price tier. One sale fell in the $500,000-to-$1 million range: 34 Jason St. Unit 1, at $676,200. Six sales fell between $1 million and $2 million: 73 Hemlock St. ($1,040,000), 122 Sylvia St. ($1,210,000), 281 Forest St. ($1,348,200), 38 Hibbert St. ($1,460,000), 27 Park Cir. ($1,475,000) and 10 Hillsdale Rd. ($1,855,000). Two sales topped $2 million: 11 Rockland Ave. ($2,000,000) and 331 Mystic St. ($4,050,000). Seven of the 15 transfers listed a grantor and grantee sharing the same surname, consistent with a trust or estate transfer within the same family: 10 Hillsdale Rd. (Nadas), the undisclosed Arlington address (Fitzpatrick), 11 Mystic View Ter. (Kouchakdjian), 44 Grove St. (Pretzer), 6 Ortona St. (Akyurtlu), 1 Colonial Village Dr. Unit 2 (Herzberg) and 93 Massachusetts Ave. Unit 1 (Spalding). Six of those seven were among the transfers without a disclosed price; the Hillsdale Road trust transfer was the exception, disclosing $1,855,000. The deed data does not indicate why these transfers occurred, and no motivation is implied.

Two sales listed a business entity as seller rather than an individual: 281 Forest St., sold by Concordia Boston Realty I LLC for $1,348,200, and 73 Hemlock St., sold by West Emerson Home Services Inc. for $1,040,000.
