Arlington Median Hits $900,000 as Four of Nine Disclosed Sales Top $1 Million

ARLINGTON -- A Norfolk Road home sold for $2.15 million on June 17, leading a recording period in which nine of 18 Arlington property transfers carried disclosed prices and four of those exceeded $1 million, pushing the median disclosed sale price to $900,000.

MARKET OVERVIEW Eighteen deeds were recorded with the South Middlesex Registry of Deeds for Arlington properties between June 12 and July 11, 2026; all 18 cluster in a six-day window from June 12 to June 17. Nine of those transfers carried disclosed consideration amounts. Among disclosed sales, prices ranged from $170,000 to $2,150,000, with a median of $900,000. The remaining nine transfers recorded without stated consideration, a pattern consistent with non-arm's-length conveyances examined further in Market Notes. Nine disclosed sales in a single reporting period represents a moderate volume for registry data.

TOP SALES The period's highest-priced transaction was 50 Norfolk Road, which sold June 17 for $2,150,000. Elizabeth Roberts Wood, trustee of a revocable trust, conveyed the property to buyers Courtney Blum and Henry Rossoff.

36 Kenilworth Road sold June 16 for $1,635,000. OCAAT LLC transferred the property to Thomas K. McCraw Jr. and Michelle N. McCraw.

6 King Street changed hands June 16 for $1,350,000, with Hee Kang and Huei Wen Lim selling to Laurence Yun Long Muller and Anqi Dong.

220 Hillside Avenue sold June 12 for $1,035,000, with Tyler Short conveying to Sungyen Tang and I Ju Chen.

167 Wachusett Avenue rounded out the top five at $900,000, selling June 17 from Daniel F. Marshall and Nancy S. Hoe to Wachusett Ave LLC.

NEIGHBORHOOD BREAKDOWN Four of the nine disclosed sales exceeded $1 million, spread across Norfolk Road, Kenilworth Road, King Street, and Hillside Avenue. The $500,000-to-$1 million tier accounted for four additional disclosed sales: 35 Fairmont Street Unit 1 at $865,000, 11 Russell Place Unit 11 at $805,000, 6 Brattle Street Unit 1 at $640,000, and the Wachusett Avenue sale at $900,000. The single sub-$500,000 sale with a disclosed price was 5 Arizona Terrace Unit 3, recorded at $170,000 and conveyed from an irrevocable trust to Colarusso Properties LLC.

Two streets each logged multiple transfer entries. Brattle Street recorded two unit conveyances: 5 Brattle Street Unit 5 at price not disclosed and 6 Brattle Street Unit 1 at $640,000. Dorothy Road similarly logged two entries — 52 Dorothy Road Unit 52 and 65 Dorothy Road Unit 65, both without disclosed prices — transferred by the same parties, Rafael E. and Carmen S. Curiel, into trusts bearing their own names on the same date.

MARKET NOTES Nine of 18 transfers carried no stated consideration. At least six show the same individuals on both the grantor and grantee lines, indicating conveyances into revocable or irrevocable trusts consistent with estate-planning activity rather than open-market sales. Those include the two Dorothy Road entries (Curiel), 36 Aerial Street (Dunn), 5 Brattle Street Unit 5 (Burtch and Yarbrough), 99 Mt. Vernon Street (Fahey), 7 Lorraine Terrace (Plotkin), and 132 Scituate Street (Newton). Among arm's-length transfers with identifiable buyers, three involved LLC or corporate grantees: Wachusett Ave LLC acquired 167 Wachusett Avenue, Colarusso Properties LLC acquired 5 Arizona Terrace Unit 3, and Palmer Street LLC acquired 0 Palmer Street — a parcel recorded without a street number that appears to be land rather than an improved property. The property mix among price-disclosed sales included at least four condominium or unit conveyances: Fairmont Street Unit 1, Brattle Street Unit 1, Arizona Terrace Unit 3, and Russell Place Unit 11.
