Arlington Home Sale Prices Climb As Median Tops $1.1 Million

ARLINGTON -- Sixteen property transfers were recorded in Arlington between June 19 and July 18, with disclosed sale prices ranging from $845,000 to $1,775,000. Half of the recorded deeds included no sale price, a pattern that lined up closely with transfers among family members and into trusts.

TOP SALES

The highest-priced transaction, at $1,775,000 and recorded June 24, listed seller Franklin Street LLC and buyer Nirmala V. Garimela, trustee of a revocable inter vivos trust; the deed record did not specify a street address. At 10 Gordon Rd., a property sold for $1,665,000 on June 22, with seller Oliveira LLC and buyer Michelle Jane Dawson. At 252 Washington St., the property sold for $1,360,000 on June 24; sellers were Santiago Garay and Maria Andrea Santoli, and buyers were Daniel and Elizabeth Segura. At 48 Palmer St., the sale price was $1,200,000, recorded June 24, with sellers listed as Marie and Barbara McLernon and buyers James Garrett Blackwood and Tara S. Blackwood, as trustees. At 99 Palmer St., the property sold for $1,150,000 on June 22; sellers were Robert Vincent and Patricia Ducey, and the buyer was Palmer Street LLC.

Among the eight sales with disclosed prices, three fell between $500,000 and $1 million -- 76 Paul Revere Rd. at $899,000, 43 Woodside Ln. at $875,400, and 125 Sylvia St. at $845,000 -- while five sold above $1 million, led by the Gordon Road and unspecified-address transactions.

A clear split appeared between the two halves of the dataset. All eight deeds with a disclosed sale price listed a buyer and seller with different surnames. All eight deeds with no disclosed price involved a buyer and seller sharing the same or a related family name, structured as a transfer to a trust, an estate distribution, or a transfer between co-trustees; these included deeds for 138 Westminster Ave., 993 Massachusetts Ave. Unit 301, 287 Highland Ave., 47 Irving St., 2005 Symmes Cir., 167 Wright St., 18 Hamilton Rd. Unit 305, and 56 Broadway Unit 1. The three condominium-unit transfers in the dataset -- at Massachusetts Avenue, Hamilton Road and Broadway -- were all among these undisclosed-price, same-family transactions.
