Arlington Redevelopment Board Approves Broadway Mixed-Use Project 4-1 With Conditions

ARLINGTON — April 6, 2026 — Arlington Redevelopment Board approves five-story Broadway mixed-use project 4-1, with extensive conditions. The board voted Monday to approve Docket 3891 at 126-128 Broadway, a 28-unit mixed-use building with six affordable units, one ground-floor commercial space, and 12 parking spaces, after a continued hearing that stretched across multiple sessions. Chair Kenneth Lau and members Steve Revolak, Vincent Beaudoin, and Shana Gorman-Houston voted in favor; Rachel Zembury dissented, stating for the record that "the application does not meet the requirements of the bylaw" and that administrative approval had been "overused." Among the conditions attached: a revised parking plan maintaining 12 spaces with no more than six compact, a confirmed commercial-space calculation submitted to staff, rooftop-only exhaust penetrations, an underground transformer vault contingent on utility company approval — with a return to the full board required if it fails — and transit pass subsidies for all units not purchasing a parking space.
