ARLINGTON -- Twenty properties changed hands in Arlington between July 10 and Aug. 8, with recorded sale prices ranging from $390,000 for a Massachusetts Avenue condominium to $2,755,000 for a home on Oakland Avenue, according to deeds recorded at the South Middlesex Registry of Deeds.

MARKET OVERVIEW The registry recorded 20 property transfers in Arlington during the four-week period. Of those, 15 deeds listed a sale price and five did not, which is common for deed records and does not necessarily indicate anything unusual about those transactions. Among the 15 sales with disclosed prices, the price range ran from $390,000 to $2,755,000, and the median sale price was $1,050,000. A count of 20 recorded sales over four weeks points to steady transaction volume, though the dataset does not include prior-month or prior-year figures for comparison, so no conclusion can be drawn about whether this pace is faster or slower than usual.

TOP SALES The period's highest-priced transaction was 85 Oakland Ave, which sold for $2,755,000. The seller was listed as Cara A. Hesse, trustee, and the buyers as Family Trust and Stewart H. Steffey III. The second-highest sale was 19 Ernest Rd at $1,325,000, sold by Daniel A. and Irene V. Boudreau to Gina Muan and Connor Fortin. A property in Arlington, with no street address specified in the deed record, sold for $1,295,000; the seller was listed as Diana M. Eastman and Aseem Kohli, and the buyer as Elizabeth Haber. At 22 Williams St, the property sold for $1,265,000, with sellers Alana Catherine Hammer and Patrick Joseph Shea and buyers Joshua S. Benmergui and Anne L. Loeb. Rounding out the top five, 34 Nicod St sold for $1,255,000, from sellers Hang Yu and Chunxiao Cui to buyers Linjie Jiang and Peter Friend.

NEIGHBORHOOD BREAKDOWN Massachusetts Avenue saw the most recorded activity of any street, with three sales: two condominium units in the building at 993 Massachusetts Ave (Unit 212 for $390,000 and Unit 203 for $396,500) and a unit at 1263 Massachusetts Ave that sold for $775,000. No other street had more than one recorded sale in the period. By price tier among the 15 disclosed sales, two sold under $500,000 (both at 993 Massachusetts Ave), five sold between $500,000 and $1,000,000, and eight sold above $1,000,000, including the period's five highest-priced transactions.
